assuming it comes in at or above I'll be able to take that information to the lawyer to finish the contract while the bank starts gathering their paperwork so he can close on the loan and I can get paid and move on with my life.
I hate all this waiting. The wait after this will be the bank. The documents required for closing can take some time, how much time will depend on them. I think it took a couple of weeks when I closed on my loan. Which in that time we can finalize and sign the contract and get the liquor department moving on the transfer as well.

Hopefully we can get some idea on Monday as to when closing can be, the bank should be able to give us some kind of timeline.

Ok, Pete just called. He said it's not great but it's not awful. They're collecting some more information and hopefully they will have a better sense sometime next week. I'll let him share anything more than that.

It's true, it's not great, the more I think about it the more angry I get, then I think about what a waste the last 5 years have been and nothing I've done has gotten me any further ahead.
I'm finding some more negotiating cards the further I get into this appraisal. The banker said he's already got some questions for the appraiser because he was questioning a couple of things, so I'm not crazy at least. There are problems on nearly every page of this 45 page report, things missed, things exagerated, etc...
The thing that really chaps my butt is everything I've put into this place and I still lost 15k in value, but the 20k in things he wants to do will get him a 100% return on his investment? I'm baffled by this information. They gave the value as an "as-is" appraisal, the buyer seemed to think this was the number we would use.....if that's true, I'll be damned if I give him a dime towards the repairs we talked about.
UG I just need to let this settle in and wait and talk to the appraiser coming to do the equipment and inventory, I know him pretty well and I want him to review the appraisal and see what his thoughts are on it.

Hey Pete, do you have any brackety things that can hold up a shelf?
I have a long shelf leaning up against the wall of the garage that I think we can hang on the wall to help give us some more storage room for tools and other whatnot without taking up floor space but I don't have anything to hang it with.

I'll have to look around, I have adjustable brackets but it's not worth the work without multiple shelves, we can find some cheap ones if I can't find any here.

Yep, Friday I'm off at 3pm, I work 11-7 pm on Saturday, then graduation party, amd Sunday I don't work until 4pm.

Do you work Monday at all?
Maybe I can come Friday and we can pack a little or make a plan Saturday morning and then I can meet some people in BG during the day maybe and come back for the graduation party so I can meet people then we'll have Sunday to do whatever around the house.
Depending on when you Monday I can either stay there Sunday night or go to my parents house.

I work until 12am Sunday night and then I'm back at work at 11am-7pm on Monday.

I realized tonight while I was at work that I haven't had an over night guest in over 2 years. Good thing I have a day off before you get here so I can get the place clean and tomorrow is pay day so I can get something in the fridge to drink and/or eat!
